Attic and Roof Restoration

In October 2003, UOS began a project to restore the exterior of the third floor or "attic" of 46 Blackstone Street. This work resulted in significant improvements to the weather tightness as well as the aesthetic of the building.

The project included replacement of the existing slate roof, copper gutters and downspouts, and the repair and repainting all of the wooden fascia and trim. We also replaced rotted and missing windows with new window units matching those existing on the 1st and 2nd floor of the building.

Site Cleanup

Before purchasing Blackstone, extensive soil and groundwater sampling was conducted throughout the property to identify any environmental impacts associated with the site's long history as an electric and steam generating plant. Based on the results of that sampling, four discrete areas were found to have elevated levels of contaminants that were consistent with their past use as storage locations for transformers and electrical equipment.

After UOS purchased the property, the EH&S Department (along with Haley & Aldrich and Triumvirate Environmental) implemented a clean-up program, which consisted of the excavation and removal of contaminated soil in accordance with Massachusetts Department of Environmental Protection (DEP) guidelines. The clean-up process started in September 2003 and was completed in November 2003. In total, 307 tons of soil was removed from the site and transported to the appropriate disposal facilities.
